Venue at Monroe

Overview

Lennar’s Venue at Monroe is an amenity-rich, 55+ gated community comprised of 187 single family homes with access to New York City, Philadelphia, and the Jersey Shore. ReVireo collaborated with the project team to help navigate evolving energy codes and ENERGY STAR Single Family New Homes (SFNH) certification requirements, identifying the most cost-effective path to compliance without sacrificing quality.

ReVireo provided integral support managing the energy code compliance and ENERGY STAR certification.  From the start of the project, ReVireo collaborated closely with the project team to verify that building assemblies and systems, along with performance verifications like blower door and duct leakage testing aligned with program requirements.

ReVireo’s extensive energy modeling and consulting process successfully guided the project team through an ENERGY STAR program version transition. ReVireo analyzed the updated requirements and determined that the required insulation and HVAC upgrades would not provide a favorable return on investment. Based on this analysis, ReVireo helped Lennar pivot to a more cost-effective energy code compliance pathway that aligned with the project’s goals.

Despite transitioning from an ENERGY STAR certification pathway to code-only compliance mid-project, the Venue at Monroe secured more than $340,000 in incentives through the New Jersey Clean Energy Program and 45L tax credits. By re-aligning the project’s design features to meet energy code requirements, the team was also able to capture significant additional savings while still meeting code.
