Overview

The Atlantic City Gateway Redevelopment Initiative encompassed a three-pronged approach for expansion and development on nine acres adjacent to the city’s boardwalk. ACDEVCO strategically partnered with ReVireo to manage the LEED-Silver equivalency and ASHRAE Standard 90.1 energy savings on this 220+ million-dollar project. The initiative included:

  • Stockton University Atlantic City Campus Redevelopment Project
    • The new academic building & new beachfront student housing residential facility opened in August 2018
  • South Jersey Gas Headquarters Project
    • The new headquarters opened in November 2018

The comprehensive development initiative of the Atlantic City Gateway Project expands Stockton University to Atlantic City. The 48,508 sq. ft. Academic Building can accommodate up to 1,800 students and includes 14 classrooms, two computer labs, a multipurpose room and café space. The 193,310 sq. ft. dormitory building. includes fully furnished apartments that house 533 students and 4 faculty and staff apartments. The building also includes amenities such as a laundry facility, fitness center, study lounges and common areas. Additionally, there are two classrooms plus a computer lab.

The Atlantic City Gateway Project additionally features the South Jersey Gas headquarters which is built on top of a 350,000 square foot parking garage with 72,000 square feet of retail space and six stories of new corporate offices. The parking garage has 200 spaces allotted for South Jersey Gas, and 600 spaces for Stockton University, along with public parking on the first floor.

The Stockton University Atlantic City Campus Redevelopment Project and the South Jersey Gas headquarters achieved a Silver rating equivalency through the LEED 2009v3 for New Construction system. In order to achieve this certification, ReVireo provided LEED AP consulting and project management services to ensure the achievement of the Silver rating equivalency. This included consulting throughout all design phases to ensure design achieved targeted levels of energy savings vs. ASHRAE Standard 90.1 for LEED and NJ EDA financing requirements, as well as necessary prerequisites/credits to achieve LEED Silver. Throughout construction ReVireo completed on site verification and reviewed and tracked project submittals to document compliance with all standards. ReVireo coordinated all related efforts between the design and construction teams through the design, construction, and occupancy of the buildings. ReVireo prepared and managed the completed packet of credit forms & supporting documentation and submitted to the NJEDA within timelines. The project successfully earned LEED-Silver Rating Equivalency.
