2435 Pacific Street is a 192,485-square-foot, 10-story mixed-use supportive and affordable housing development in Brownsville, Brooklyn, New York. The project was constructed on a remediated brownfield site. It encompasses 236 affordable residential units serving a range of income levels, including 142 units dedicated to chronically homeless individuals and families affected by Serious Mental Illness and Substance Use Disorder. Brooklyn Community Housing & Services provides on-site supportive services.
To meet affordable housing financing program requirements, the client pursued Enterprise Green Communities (EGC) certification. ReVireo supported the client in achieving ENERGY STAR Multifamily New Construction certification as part of the EGC requirements.
ReVireo provided comprehensive ENERGY STAR consulting and certification services, including energy modeling, energy efficiency analysis, and consulting throughout the design process to evaluate system performance and help reduce energy usage.
The project was designed to be fully electric, using a closed-loop geothermal heat pump system to provide heating, cooling, and domestic hot water throughout the property. Geothermal systems are relatively uncommon in multifamily construction, making this a notable feature of the building’s energy strategy. Additional efficiency features, including high-performance insulation and windows, ENERGY STAR-certified appliances, low-flow plumbing fixtures, and LED lighting with occupancy controls, further reduce energy and water use.
The building design also includes central Energy Recovery Ventilators to help reduce energy use while maintaining comfortable indoor humidity levels. A 190-kW rooftop solar array is expected to generate enough electricity each year to offset a significant portion of the building’s energy use, helping lower utility costs and avoid more than 100 metric tons of emissions annually.
By achieving ENERGY STAR certification, the project is expected to realize a minimum of 10.8% energy savings compared to a building built to minimum construction code standards. 2425-2435 Pacific Street is designed to reduce energy use and operating costs while supporting a more sustainable affordable housing community.
