Overview

ReVireo managed the LEED-Silver equivalency and ASHRAE Standard 90.1 energy savings of the $80 million, 265,000+ sq. ft. high-rise apartment building in Newark, NJ called 50 Rector Park. The building encompassed 8,500 square feet of retail space, 23 stories and 169 rental units. This incredible building is part of the major boost to the Newark’s Living Downtown Plan, which is an effort to create and transform the downtown from a 9-5 workplace into a vibrant 24/7 community. 50 Rector Park is adjacent to the New Jersey Performing Arts Center which is an epicenter for culture and the arts.

Boraie Development worked with ReVireo on the exciting project and their goal of meeting the green building certifications. 50 Rector Park had lofty targets of achieving LEED-Silver Equivalency through the New Jersey Economic Development Authority (NJEDA). The ReVireo team organized and facilitated an initial LEED Charette in order to set the LEED goals, established design strategies, developed the preliminary LEED credit scorecard based on the goals determined at the Charrette, conducted LEED-specific meetings and provided continual updates on the LEED checklist/status of attempted credits. This included performing design consulting throughout all design phases to inform sustainable design of the building in pursuit of LEED-Silver equivalency and targeted ASHRAE Standard 90.1 energy savings. Throughout construction ReVireo completed on site verification and reviewed and tracked project submittals to verify LEED Silver compliance. Upon completion, ReVireo coordinated and developed all required documentation to submit to NJ EDA to successfully demonstrate compliance with financing requirements for energy efficiency.

50 Rector Park achieved the LEED Silver-level certification equivalency through the NJ EDA Green Building Standards through the U.S. Green Building Council LEED 2009 New Construction standard. With this achievement, this building will reduce its energy usage and water waste while improving air quality and livability for its occupants in comparison to typical apartment buildings. This certification equivalency makes it evident to all that this building demonstrates environmentally responsible building practices, increased building efficiency and represents an ethical system for sustainability.
