WoodBrook at Randolph

Overview

WoodBrook at Randolph is a residential community featuring 97 apartments and 102 stacked townhomes developed by Woodmont Properties in partnership with Canoe Brook Development. The project earned Bronze-level certification under the National Green Building Standard (NGBS) for high-performance residential buildings.

During the design phase, ReVireo reviewed the project plans and guided the project team through the requirements of NGBS certification. This included:

• Verifying plans included the required insulation levels and specifications
• Reviewing ventilation systems for compliance
• Verifying proper site grading to support stormwater drainage
• Reviewing duct leakage specifications and requirements
• Reviewing equipment submittals to confirm selected systems complied with NGBS requirements
• Assisting the project team with documenting compliance, including radon testing, construction practices, operations and occupant manuals

ReVireo determined during consulting that transitioning the NGBS compliance pathway from prescriptive to performance-based would provide greater flexibility and enable the project to achieve additional points toward certification. ReVireo performed per-unit energy modeling to support the performance-based approach and NGBS certification.

During the construction phase, ReVireo performed inspections that verified insulation and air sealing measures. ReVireo also conducted envelope leakage testing to verify NGBS certification requirements, as well as duct leakage testing on certain building types to verify compliance with residential energy code.

ReVireo also coordinated the certification process with Home Innovation Research Labs by reviewing documentation, managing submissions, and responding to certification requirements to support successful certification. In addition to achieving a higher standard of energy efficiency, achieving NGBS Bronze certification also provides eligibility for discounted permanent financing terms.
