103 Prince Street is a 28,434 ft² commercial building located in New York City. Centurion Realty engaged ReVireo to provide ENERGY STAR benchmarking and ongoing energy performance analysis for the property, focusing specifically on electric and gas consumption. These services were requested to ensure compliance with multiple New York City Local Laws, including Local Law 84, Local Law 97, and Local Law 33.
Local Law 84 (LL84) requires the annual submission of energy and water consumption data for large commercial buildings. Local Law 97 (LL97) establishes greenhouse gas emission limits for large buildings, requiring owners to reduce carbon intensity or face financial penalties. Local Law 33 mandates that large building owners publicly display the Building Energy Efficiency Rating label.
To support LL84 compliance, ReVireo created an ENERGY STAR Portfolio Manager account for the project, an online tool used to benchmark building energy performance. After obtaining aggregated utility data, ReVireo documented the building’s water consumption using the Annual Merit Review from the Department of Energy. Upon successful LL84 compliance, ReVireo ensured the property received its Building Energy Efficiency Rating label, satisfying LL33 requirements.
ReVireo also supported Local Law (LL97) compliance by conducting energy modeling and greenhouse gas emissions analyses to identify strategies that meet regulatory thresholds while optimizing overall building performance.
Finally, ReVireo provides the ongoing ENERGY STAR Statement of Energy Performance (SEP), which summarizes the building’s energy use and ENERGY STAR score. This continuous analysis equips Centurion Realty with accurate, up-to-date insights into operational efficiency, enabling informed energy management decisions while maintaining long-term regulatory compliance.
