ReVireo partnered with M&M Development on a two-family home at 37-39 3rd Avenue East in Newark, NJ. M&M focuses on providing low-cost housing solutions in the communities in both Newark and Camden, New Jersey. M&M Development focuses on providing these communities with properties that are not only affordable but also have reliable public transportation, quality education, accessible healthcare, and essential services to the residents.
This project in Newark, New Jersey, falls into the Urban Enterprise Zone (UEZ) program, which fosters an economic climate that revitalizes designated urban communities by giving developers tax incentives to build in these areas. To satisfy funding requirements for the New Jersey Department of Community Affairs (NJDCA), this project was required to do ENERGY STAR Homes certification. However, M&M Development is committed to being a leader in sustainable design and construction. So, M&M Development chose to go beyond the requirement for ENERGY STAR and also pursue Zero Energy Ready Home (ZERH) certification, which also includes doing Indoor airPLUS certification.
ReVireo guided M&M and this project through the certification process for ENERGY STAR Homes, ZERH, and Indoor airPLUS. ReVireo provided energy modeling and design consulting services for energy code compliance and ENERGY STAR, ZERH, and Indoor airPLUS certifications. ReVireo also performed all necessary inspections and testing onsite to confirm compliance with energy code and all the certifications’ standards. Additionally, ReVireo managed the administrative process of obtaining all certifications and applying for rebates from the New Jersey Clean Energy Program (NJCEP).
ReVireo’s energy modeling, consulting, inspections and guidance through the entire process helped increase the project’s energy efficiency, reduce operating costs, improve the occupant comfort and health, and increase property value. ReVireo successfully helped M&M Development to comply with both energy code and NJDCA funding requirements while qualifying this highly energy efficient project for over $10,000 in rebates from NJCEP plus an additional $2,000 from the Federal Section 45L Tax Credit (for a total of over $12,000 combined in rebates and tax credits).
