Overview

Livingsystems successfully developed, designed and constructed ux413, a state-of-the-art, zero-emissions, two-unit building located at 413 Monroe Street in Hoboken, New Jersey. This landmark project is the city’s first fully electrified, zero-emissions LEED (Leadership in Energy and Environmental Design) Platinum project -the highest level under the LEED green building rating system, developed by the U.S. Green Building Council.

ux413 was designed with a deep commitment to sustainability, environmental responsibility and occupant well-being. The project pursued multiple high-performance building certifications, including ENERGY STAR Certification, DOE Zero Energy Ready Home (ZERH) Certification — which encompasses Indoor AirPLUS and LEED for Homes Platinum-Level Certification. Sustainability features include – Energy Recovery Ventilation systems, dual-zone heating and cooling, triple-pane tilt/turn windows, heat pump water heating, smart electric panels, TimberBatt insulation, solar panels, and a vertical garden integrated with an articulated façade. A distinctive building feature for flood prevention is the building’s green roof, which manages stormwater through rooftop and window planting beds that divert rainwater into an underground catchment system, connected to Hoboken’s sewers. ux413’s advanced features minimize environmental impact, decrease utility expenses, and improve residents’ long-term comfort and property value.

From the project’s inception, ReVireo served as a trusted strategic partner, leading the Livingsystems team through each project phase and complex certifications process. ReVireo’s expertise spanned mechanical systems design and calculations, energy modeling, and detailed LEED documentation, complemented by ongoing technical support, inspections, and coordination through final certification and rebate administration. This collaborative partnership between ReVireo and Livingsystems, ensured a smooth process and the successful realization of all project objectives.

413 Monroe Street earned more than $12,000 in rebates through the New Jersey Clean Energy Program (NJCEP), along with $10,000 in federal tax credits through the 45L New Efficient Home Credit. The result is a landmark achievement, a forward-thinking, all-electric, LEED Platinum certified building that exemplifies leadership in energy efficiency and environmental stewardship. It sets a new benchmark for sustainable residential design in New Jersey, showcasing what’s possible when innovation, collaboration and commitment to sustainability come together.
