The Elks

Overview

The Elks is a seven-story, 210,800-square-foot multifamily development located in Essex County, New Jersey, comprising of 128 residential units. Vanta Developers engaged ReVireo to provide energy code compliance services, ensuring the building met performance requirements under ASHRAE 90.1–2019 Chapter 11 through whole-building energy modeling.

ReVireo developed and analyzed a comprehensive energy model to evaluate the proposed building envelope and mechanical, electrical, and plumbing systems. The analysis demonstrated a 14.2% reduction in energy costs compared to the code baseline, verifying compliance while confirming the efficiency of the project’s design and system selections.

In addition to energy modeling, ReVireo provided green building consulting, including preliminary Leadership in Energy and Environmental Design LEED v4.0 design guidance and support for National Green Building Standard (NGBS) Bronze level certification. The project was able to pursue NGBS certification without significant design or scope changes, allowing the development team to meet recognized green building standards, while also qualifying for favorable financing through Fannie Mae and Freddie Mac green programs.

Through this comprehensive approach, ReVireo enabled Vanta Developers to deliver a luxury, energy-efficient, and forward-thinking residential building to the city of Orange—achieving verified energy savings, earning respected green building credentials, accessing financial incentives, and supporting long-term, cost-effective operations.
