The Aspire is a 17-story, 349,742-square-foot multifamily development in the heart of New Brunswick. The building features 238 residential units, including 48 affordable units, along with ground-floor retail space. Boraie Development engaged ReVireo to model utility consumption for the residential units, estimating electricity and natural gas use based on New Jersey–specific U.S. Energy Information Administration (EIA) rates.
This analysis verified the building’s energy-efficient performance and supported the application of building-specific utility allowances, enabling the project to avoid standard U.S. Department of Housing and Urban Development (HUD) utility allowance rates. ReVireo’s modeling produced detailed, defensible projections of energy use and costs, providing Boraie Development with actionable insights to guide building operations, optimize energy management, and inform long-term planning.
